2026 loan limits in the Sacramento metro
Sacramento, Placer, El Dorado, and Yolo counties share the same figures for 2026. The conforming limit is the national baseline, while the FHA tier sits well above the state floor.
Conforming (conventional) limit
Loans up to this amount qualify for standard conventional financing across all four metro counties.
FHA limit
The Sacramento metro FHA tier, which covers Sacramento, Placer, El Dorado, and Yolo. That is close enough to the conforming limit that most local purchases can go either route.
Above the limit?

Buying new construction in Placer and El Dorado
Much of the growth in this region is new build, and builders almost always steer buyers toward their in house lender with an incentive attached. Sometimes that incentive is worth taking. Often the rate behind it is padded enough that the credit costs you more than it saves, and the only way to know is to hold the builder quote next to an outside one.
