Conforming (conventional) limit
The Texas statewide baseline. Loans up to this amount qualify for standard conventional financing anywhere in the metro.
FHA limit
The Dallas Fort Worth Arlington metro FHA tier, which runs above the Texas floor of $541,287 that most of the state carries.
Above the limit?
Southlake, Westlake, Prosper, and parts of Frisco and Colleyville regularly clear the conforming limit. Mike arranges jumbo financing for those purchases.

MUD and PID assessments change what you qualify for
Large parts of Denton, Collin, Rockwall, and Kaufman county growth sit inside municipal utility districts or public improvement districts. Those assessments ride along with your property tax bill, they go into your escrow, and lenders count them in your debt to income ratio exactly like the tax itself. A house in a MUD can carry a total tax rate well above three percent, and that can move your approval amount by tens of thousands of dollars compared to an identical house a few miles away.
It is worth knowing this before you write the offer, not when the underwriter recalculates your escrow two weeks before closing. Mike prices the payment with the real assessment figures for the specific address.

Builder incentives are worth checking, not assuming
Most new construction in the outer suburbs comes with a builder incentive tied to using their preferred lender. Sometimes that credit is genuinely the better deal. Often the rate behind it is marked up enough that you give back more than you receive, and the only way to know is to put the builder quote next to an independent one.
