Income here rarely looks the way underwriting expects

A large share of West Texas income comes with bonus, overtime, per diem, hitch pay, contract work, or royalty checks attached. All of it can count toward qualifying, but lenders treat it very differently. One will average two years and stop there. Another will look at whether the most recent year declined and discount the whole figure. A third will not count per diem at all. The same borrower with the same W2 can get three different approval amounts.

Financing that follows the local economy

West Texas moves with the energy cycle, and that shows up in lending in two ways. Buyers time purchases around activity, and a lot of local wealth sits in businesses rather than in salary. Commercial property, equipment, and working capital financing are part of the same conversation as the house, and Mike arranges all of it.

Self employed borrowers whose returns show heavy depreciation and write offs are a particular case. Tax returns are built to reduce taxable income, which is exactly the opposite of what a standard underwriter wants to see. Bank statement programs qualify on deposits instead, and for a lot of operators here that is the difference between approved and declined.
