Big loans magnify small differences in rate

Los Angeles is one of the most expensive housing markets in the country, and that changes the math. A fraction of a percent that barely registers on a modest loan becomes a substantial monthly difference on an LA mortgage — and you carry it for as long as you hold the loan.

That is why taking your bank’s first quote is an expensive habit here. As an independent broker, Mike collects competing offers and lays them out side by side — rate, closing costs, and the actual monthly payment — so you can see what each lender really costs you. The consultation and quote are free, and our mortgage FAQ covers the common questions.

2026 loan limits in Los Angeles County

Los Angeles is a federally designated high-cost area, so its limits are far above the national baseline:

$1,249,125

Conforming (conventional) limit

The high-cost ceiling — 50% above the $832,750 baseline that applies in most of the country, including all of Texas.

$1,249,125

FHA limit

LA’s FHA ceiling matches the conforming limit, so FHA financing reaches far higher here than most buyers assume.

Jumbo

Above the limit?

Above roughly $1.25 million you are into jumbo territory, common across the Westside and the hillside neighborhoods. Mike shops those lenders the same way.

Why the loan limit matters more than the label

Many Los Angeles buyers assume a home over a million dollars automatically means a jumbo loan and a harder approval. In LA County that is often wrong — conventional and even FHA financing stretch to nearly $1.25 million, and those loans generally price better and approve more predictably than jumbo.

Staying under the ceiling can change your terms

A purchase that lands just above the limit and one that lands just below can be two different loans with two different rates. Knowing where that line sits before you write an offer — and structuring the down payment around it — is one of the more useful things a broker does for an LA buyer.
