Austin Mortgage Broker
Austin homes cost more than the rest of Texas, which makes the loan you choose matter more. Independent broker Mike Stanley compares dozens of lenders on rate, closing costs, and monthly payment so you see the whole market before you commit.

Austin carries the highest home prices of any major Texas metro, and on a larger loan a small difference in rate compounds into real money — the same fraction of a percent that costs a little elsewhere costs considerably more here, every month, for as long as you hold the loan.
That is the case for shopping lenders rather than accepting the first quote. As an independent broker, Mike gathers competing offers and lays them out side by side so you can see what each one actually costs you. The consultation and quote are free, and our mortgage FAQ covers what most buyers ask first.
2026 loan limits in Travis County
These figures determine which loan programs an Austin-area home qualifies for in 2026:
Conforming (conventional) limit
The ceiling for standard conventional financing backed by Fannie Mae and Freddie Mac on a single-family home.
FHA limit
Travis County has the highest FHA ceiling of the major Texas metros — higher than Dallas–Fort Worth or Houston, reflecting Austin’s home prices.
Above the limit?
Austin crosses into jumbo territory more often than other Texas markets. Mike shops jumbo lenders the same way — by making them compete.
Limits shown for one-unit properties in Travis County for 2026. Multi-unit limits are higher, and Williamson and Hays counties can differ — ask Mike about your specific address.
When your income is not a simple paycheck
Austin runs on tech, and tech pay often does not look like a straightforward salary. Equity compensation, bonuses, contract and self-employment income, and recent job changes all affect how a lender reads your application — and lenders differ widely in how they treat them.
The right lender for your income, not just the lowest advertised rate
One lender may discount your RSU income while another counts it. One may want two years of self-employment history where another is more flexible. Shopping the market is not only about finding the best rate — it is about finding the lender whose guidelines actually fit how you get paid. That is the part a single bank cannot do for you.
Loans across the Austin area
Beyond purchases and refinancing, Mike arranges the full range of loan programs: FHA and VA loans, first-time homebuyer programs, jumbo financing, construction loans for new builds in the fast-growing corridors north and east of the city, investment property loans, commercial real estate, and working capital for Austin businesses.

Serving Austin and the surrounding hill country
Licensed across Texas, Mike works with borrowers in Austin, Round Rock, Cedar Park, Georgetown, Pflugerville, Leander, Kyle, Buda, and throughout Travis, Williamson, and Hays counties — and you work directly with Mike at every step, not a national call center.
Mike also works with borrowers in the Texas Hill Country, Houston, and Dallas.
