Houston rewards borrowers who shop around

Houston is one of the most affordable big-city housing markets in the country, and that affordability is exactly why the loan terms matter so much. When the purchase price is reasonable, the difference between a good rate and a mediocre one becomes the biggest number in the deal. A bank quotes you one price. As an independent broker, Mike puts lenders in competition and shows you the offers side by side.

The area’s energy companies, port, and the Texas Medical Center move people into Houston year-round, often on a tight closing timeline. Mike handles the lender side directly so relocations and first purchases don’t stall. The consultation and quote are free — and our mortgage FAQ answers what most people ask first.

2026 loan limits in Harris County

These figures set which loan programs a Houston-area home qualifies for in 2026:

$832,750

Conforming (conventional) limit

The ceiling for standard conventional financing backed by Fannie Mae and Freddie Mac on a single-family home.

$541,287

FHA limit

Harris County’s FHA ceiling is lower than the Dallas–Fort Worth counties’ — worth knowing if you are comparing across Texas metros.

Jumbo

Above the limit?

Common in River Oaks, Memorial, and West University. Mike shops jumbo lenders the same way — by making them compete.

Flood zones and your loan

Houston is the one Texas market where flood risk regularly affects financing, and it catches buyers off guard. If a property sits in a FEMA-designated Special Flood Hazard Area, a federally backed lender will require flood insurance before closing — and that premium becomes part of your monthly housing cost, sometimes by a meaningful amount.

Check before you fall in love with the house

Two homes on the same street can sit in different flood zones. Knowing the designation early tells you whether flood insurance is required and what it does to your real monthly payment — so the number you budget is the number you actually pay. Mike factors it in from the start rather than letting it surface days before closing.

Loans for how Houston is built

Beyond purchases and refinancing, Mike arranges the full range of loan programs the region runs on: FHA and VA loans, first-time homebuyer programs, construction financing for new builds in the master-planned communities out toward Katy, Cypress, and Sugar Land, investment property loans for Houston’s deep rental market, commercial real estate, and working capital for local businesses.
